How has Covid-19 impacted the state of the market?

We are still seeing a good volume of buyer activity in the market and have still facilitated transactions over the past five weeks.

We have adapted how we conduct our business under Level Four lockdown and now that we have moved into Level Three we have again tweaked our practices. Our team are still all working remotely, but we have some more freedom that allows us to visit properties to conduct private viewings or appraisals where remote or virtual practices aren’t able to occur. This is great news.

Using a number of tools we are still very much able to conduct real estate transactions from home and can match buyers to the right property.

Can I view properties now?

Yes, you can. While we cannot conduct open homes under Level Three, we can carry out private viewings, with the owner/occupier’s written consent. By following strict protocol before and during private viewings we can ensure these viewings are carried out in a safe manner for all parties.

Owners/occupants and those viewing will be asked a number of questions to ensure they are not putting anyone at risk. Once we are sure it is safe, we can carry out a viewing. If not, we will have to wait at least 14 days until a viewing can be carried out safely.

Attendees must wait in their car until the salesperson advises they can enter, and the occupiers must leave the premises while the viewing is taking place. Although Level Three allows us to meet people on a one on one basis, we can’t linger for a chat and all no documentation can be done face to face, this must still be done remotely. All of this safe practise will ensure you are still able to view your potential home whilst ensuring you, our vendor and salesperson remain safe.

Unfortunately, we cannot allow anyone from another region to view one of our properties, as this is still not allowed under Level Three.

Can I get my property appraised?

Yes, you can, where possible we will continue to appraise your home using virtual methods, however if we are unable to do this, we are able to view your home briefly to get an idea of its layout and what your home offers. To physically visit your property, we will need your consent and as long as you have not been feeling unwell or been in contact with anyone who has tested positive for Covid-19, we will be able to book in a time that suits.

All occupants must vacate the property while the pre appraisal inspection is taking place, and all agents will abide by strict protocol to ensure the safety of occupants and their own, including having hand sanitiser with them, and by wearing gloves.

Are people still looking to purchase property during this period?

We are still seeing a significant amount of buyer enquiry which is evident to indicate that the market is still very much active.

With the vast majority of the public having significantly more time on their hands, we are actually seeing record numbers of people viewing our properties across our real estate websites, which is very encouraging for our sellers during this time.

Are properties still selling?

Yes, properties are certainly still selling. We have been working closely with our fellow teams across the Bayleys network over the last few weeks; and from down in Cantebury to Auckland and further north, we are still seeing a lot of transactions taking place.

At a local level, our own offices have seen a number of properties go unconditional. As of the 8th April 2020, we have drawn up around 24 agreements (over the last three week period).

We are in direct contact with a very active pool of buyers who are wanting to purchase now and planning to move fast once this lockdown is over. Our focus is matching these buyers with the right property and are seeing that buyers are still looking to raise a conditional contract to beat a competitive environment when the alert levels are reduced. The conditional period allows a good amount of time to still conduct any research required based on the CoVid alert level system.

We have adapted the way we operate and have adjusted many of our property campaigns to work effectively throughout this time (focusing predominantly on digital marketing in the first instance). As a result, we continue to see a number of interested parties across our Bayleys Taupo & Turangi listings and our properties are still selling well, under these changed conditions.

How is paperwork signed?

Any documentation must still be done remotely, without face to face contact. If you are unable to print, sign and scan. We already use digital contracts and have the ability to get you approved to digitally sign to facilitate sales in a seamless manner and will continue to do so throughout this time. Your solicitor will most likely be working throughout this period of time and we are still recommending that your solicitor view prior to signing any legal document.

Can a building inspection, valuation or meth test take place in Level Three?

Yes, with the written consent of the house occupants – vendor or tenants. These reports can only be carried out if there is a contract in place that is conditional upon that report being undertaken. The occupants must leave the property while the inspection is taking place.

Can agents put up sold stickers?

Yes, they can, as long as they don’t come in to contact with the sellers or the purchasers while they are doing so.

With bank interest rates at record low levels and the lifting of the LVR’s, investors are looking at alternative investments offering better returns than generally having money sitting in the bank. Commercial and industrial property is still an attractive option for these people and our listing numbers across our district are still reasonably low, so now is a good time to sell.
